What is PlanChecker.AI?
PlanChecker.AI is a construction plan workspace. Upload PDF plan sets to classify sheets, run plan checks, search building codes, and look up zoning at app.planchecker.ai.
How does it work?
Upload a multi-page PDF. Each page is classified by trade, including Architectural, Structural, Electrical, Mechanical, and others. From there you can chat with sheet-level citations, run automated plan checks, search code by jurisdiction, and pull parcel data in one project.
How much does it cost?
PlanChecker.AI offers two plans: Basic ($80/month or $840 billed yearly) and Pro ($200/month or $2,280 billed yearly). Yearly billing takes $120 off, and Pro is the most popular plan. Basic covers plan uploads on one project; Pro covers every project. Every new account starts with a 14-day free trial of Basic. Usage refreshes monthly, and you can top up any time. Is there a free trial?
Yes. Every new account starts on Basic. Add a card, use everything Basic includes for 14 days, and pay nothing today. If you stay, it's $80 a month after that — cancel before the trial ends and you won't be charged. One free trial per account. Want Pro or yearly billing? Switch any time — switching during the trial ends it and starts the new plan today.
How many projects can I put plans on?
Basic includes plan uploads and takeoffs on one project. To upload plans on more than one project you need Pro. Creating projects stays unlimited on both plans: a remodel estimate or a zoning search on another address needs no plans, and you can keep adding drawings to the project that already has them.

Can I ask questions about my own plan set?
Yes. Plan chat answers questions across your uploaded set and traces every answer back to its source page, so your team can verify it against the sheet.
How do takeoffs and CSV export work?
Takeoffs are in early access, requested from inside the app. They detect plan elements and build organized material quantities. Every count is reviewable on the plan before your team exports it as CSV.
Do you cover zoning and parcel data?
Yes. Property and zoning brings parcel, zoning, and hazard information from city GIS systems into the same project record as your plans.
Can I view and annotate the PDF in the app?
Yes. The viewer lets you zoom, search, annotate, and navigate auto-classified Architectural, Structural, and MEP sheets.
Who is it for?
Architects, engineers, developers, contractors, permit expeditors, and jurisdictions that need faster review cycles and fewer resubmissions.
Does it support local and state building codes?
Yes. Building code search covers U.S. jurisdictions, including state amendments and municipal ordinances. Each result links to the cited provision.
What file types are accepted?
PDF only. Upload your plan set and each page is classified for use across all tools.
How does it help cities and jurisdictions?
Applicants arrive with fewer code deficiencies. That reduces back-and-forth during official review and raises first-pass approval rates.
Does it replace official plan review?
No. PlanChecker.AI is a pre-screening tool. It prepares submissions against jurisdictional standards so official reviewers see fewer corrections.

How accurate is detection?
Detection is tuned on real plan sets and improves as the model is updated. Every count and finding is reviewable on the plan before you export or submit.

Building-code coverage spans all 50 U.S. states. Zoning lookup covers all major cities in the US, and municipal coverage continues to expand.
