Upload a multi-page PDF. Each page is classified by trade, including Architectural, Structural, Electrical, Mechanical, and others. From there you can chat with sheet-level citations, run automated plan checks, search code by jurisdiction, and pull parcel data in one project.

PlanChecker.AI offers three plans: Free ($0/month), Plus ($80/month or $880 billed yearly), and Pro ($200/month or $2,200 billed yearly). Yearly billing includes one month free, and Pro is the most popular plan. Usage refreshes monthly, and you can top up any time. See the pricing page for plan details.

The Free plan is $0/month and includes zoning and property lookup for up to three project addresses. Zoning covers all major cities in the US. Plan uploads are not included; uploading drawing sets starts with Plus.

Yes. Plan chat answers questions across your uploaded set and traces every answer back to its source page, so your team can verify it against the sheet.

Takeoffs are in early access, requested from inside the app. They detect plan elements and build organized material quantities. Every count is reviewable on the plan before your team exports it as CSV.

Yes. Property and zoning brings parcel, zoning, and hazard information from city GIS systems into the same project record as your plans.

Yes. The viewer lets you zoom, search, annotate, and navigate auto-classified Architectural, Structural, and MEP sheets.
